Akaza S.L reserves the right to change the content on the web site whenever it is necessary in order to improve its current standard.

 

 

Please, note that the acuracy of the information provided on the web site depends on third parties, these being the owners of the apartments and service partners, which means that Akaza S.L cannot guarantee 100% accuracy of the content, even though we make every effort to ensure that the content of our web site is up to date at all times. For the mentioned reason, Akaza S.L cannot be held liable for the acuracy of the content in the descriptions of the apartments. This means that Akaza S.L cannot be held responsible for:

  • Any miss-representation by 3rd parties.
  • Content of external links which are on this web site.
  • Errors and/or misspelled words which might result in misinformation.
  • Temporary, technical errors which might result in misinformation.

Making an apartment or service booking on www.akaza.net is conditional on accepting the present Akaza Terms & Conditions: if you do not agree to, or cannot follow the Terms & Conditions, you must not proceed with the booking.

 

 

Prices

For private persons renting the apartment the rental prices are all inclusive. For companies requiring an invoice Akaza will need to apply a 18% IVA tax on top of the rental price.

Please, note that Akaza´s prices vary during special events taking place in Barcelona. See price calculation for each apartment for further specification as the prices may vary from apartment to apartment.

Please Note:
  • If apartments are rented for less then a month all aditional charges are included, such as water, gas, and electricity. For rentals over one month, the prices exclude bills.

All booking requests will be answered within 24 hours after receipt thereof, not including weekends! If you submit a booking request in the weekend with arrival dates during the coming week, please, call Akaza S.L in order to ensure availability before making any further travel arrangements!

Upon deciding the apartment of your choice, click on "Reserve This Apartment" and fill in the request form. Please fill out the fields; the ones with containing asterixes are obligatory.

Note when entering your credit card details, the page is secure this is an SSL secured site which means no third party can have access to your information. Once we have received your request form we will double check that no bookings have been made since the last update, we will not make any charges before we are 100% sure the apartment is available for your requested dates.

 

 

Due to owners working with other agencies as well, we cannot give 100% guarantee that the apartment requested is available. We cannot guarantee absolute availability for all reservations we receive. In the rare case that Akaza cannot accept a reservation due to unavailability, we will suggest accommodation to you, which will be an apartment of equivalent or superior standard and price. If you choose not to accept our suggestions, all your personal information will be erased immediately from our system.

Akaza S.L only accepts reservations which have been made through our on-line booking system. All questions regarding additional services, reservation procedure, details about your reservation and our cancellation policy have to be made by e-mail to  This e-mail address is being protected from spambots. Guests have to confirm that all the information stated in the confirmation voucher is correct, and in case of corrections, this has to be brought to Akaza´s attention within 48 hours after the confirmation voucher has been received. If guests do not notify Akaza S.L about possible corrections, he or she accepts the booking as it has been confirmed. We reserve the right to correct calculation and orthography mistakes. Please, note that by confirming your booking you accept that you have read and understood with regards to the apartments that it is mandatory to sign a contract before entering the premisis and further agreed to the Akaza Terms and Conditions.This process will be completed upon arrival and together with the contact person.

 

 

Cancellations

If notification of cancellation is received within 48 hours after the reservation has been confirmed by Akaza, the full pre-payment will be refunded to the client ex client transfer costs. Cancellations received after 48 hours are not subject to refund regardless of the cancellation reason. Cancellation initiated by Akaza will entitle the client to a refund of his or her pre payment ex his or her transfer costs.

 

All cancellations must be received by e-mail or by fax.

If the apartment is for any reason not in rental condition at the time of arrival, ie in the case of damage, such as leakage (or any other conditions making the apartment un-liveable), Akaza has the right to cancel a booking for this specific apartment and reserves the right to transfer clients to an equivalent accommodation at its discretion.

If an alternative apartment is not available Akaza will then refund the pre-payment.

Akaza will do its best to assist the client to find a suitable solution of alternative accommodation, but will by no means be held responsible to do so.

Pre-payment

We require a 20% pre payment of the total rent, which can be paid by credit card or bank transfer. We receive a lot of requests for our apartments, and in order to confirm a booking we need an assurance that the client has the intention of coming, thus the pre-payment secures their booking. The booking can only be confirmed once we have received the said amount, and by pressing “proceed” after filling in your personal and payment details, the card holder authorizes Akaza S.L to charge his / her card of the amount stated as pre-payment plus the 3% mandatory credit card fee.

Payment by Bank Transfer:

If a bank transfer is chosen as method of payment we require a bank slip, confirming the transfer and the pre-paid amount, to be faxed to us at: 0034 932 684 338.

All additional costs related to the bank transfer must be made without any charges to the payee, Akaza S.L.

 

Please, note: We will hold your booking request for 48 hours (not counting weekends and holidays); if we do not receive the pre-payment within this time we would have to cancel your booking without prior notice.

If credit card is your chosen method of payment, then no charges will be authorized until after your reservation has been confirmed. Note that all credit card information is transmitted over a secure connection.

Once we received the pre-payment we will send you a voucher/receipt to confirm your booking, giving you the exact address of the apartment, and contact details for the person in charge of welcoming you. Please advice us before hand of your arrival and departure time.

When the booking is confirmed, a booking number will be supplied. This must be retained for access to the booking in the event of the need for cancellation and/or amendment.

 

Upon arrival:

Upon arrival at the airport please call the number stated on your voucher to advice your contact about your arrival which will give them time to travel to the apartment to be there for your arrival. If you experience any delays please notify the contact person mentioned on your confirmation voucher at your earliest convenience. Once arriving to the apartment we ask you to pay the outstanding amount in cash (EUR) as well as a 200 € deposit, to the person welcoming you. This deposit will be refunded after your stay minus any amounts deducted for damages, cleaning, bank tranfer charges or other related expenses. All of which you agree to here.

In case of any problems or non satisfaction with the apartment this needs to be reported as soon as possible to either the owner or to Akaza S.L. We can only amend the problem by being informed about it. If a claim is submitted after departure in most cases we would not be able to compensate you. With specific regards to the apartments cleanliness, if for any reason you are dissastisfied with the condition of the apartment Akaza requires that you inform us immediately so this can be rectified. Claims made after departure will not be considered.

 

Late arrivals

Damage Deposit and behaviour

All our apartments are in residential buildings which means that Akaza has strict house rules which must be followed by all guests. As of respect to the neighbours we do not allow any loud music or any disturbing noise in general as well as any invited guests or parties. Liability for Akaza with regards to complaints which result in fines and penalties are to be covered in full by the client responsible for the disturbance. Furthermore, please, be careful when entering the stairwells: do not slam the doors or make noise when arriving and leaving the apartment.

 

Please, respect the following quiet hours:

Monday - Friday: 22.00 – 09.00

Saturday, Sunday and Public Holidays: 22.00 – 10.00

Our apartments are non-smoking apartments: if you are a smoker, you are only allowed to smoke on the balcony! Please, respect this as the following clients might be non-smokers or allergic to smoke. Please, do not throw cigarette butts down into the street or patios.

When leaving the apartment, please, turn off all electric equipment such as air conditioning and fans as well as switching off all lights, Televisions and music since we try to conserve energy. Furthermore, please, take down the garbage; you can leave the garbage in the grey containers on the street.

When you leave the apartment, please, remember your keys: the doors slam and without the key, you cannot enter the apartment! You can contact Akaza in order to gain access to the apartment, at an aditional charge of 30 euros. In case you loose the keys, Akaza will deduct 25 € from the damage deposit for each set of keys lost.

In case you loose your keys, you must inform Akaza immediately!

 

A detailed copy of the house rules will be present in each apartment. Please, read them carefully since in case of failure to follow the Akaza house rules, you will loose the 200 euro deposit paid upon arrival and be asked to leave the apartment without compensation. You may also be liable to pay disturbance fines.

 

Liability

Other than for death or personal injury caused by the negligence of Akaza S.L, Akaza S.L's liability to the client is limited to the price of the booking.

Akaza S.L is not responsible for any personal damages or injuries which may occur during your stay in the apartment, and unless Akaza is liable under the above clause, the client indemnifies Akaza from and against any and all liability and any claims, proceedings or damages resulting or arising from the booking, event or function, the client, guests or any outside contractors of the Client.


Akaza will not be liable for failure to perform to the extent that the failure is caused by any factor beyond its control: Force Majeur which includes acts of God, strikes, lockouts or other labour disputes or disruptions, wars, blockades, strikes, insurrections, riots, earthquakes, weather conditions, snow conditions, lift closures, road closures, floods, or acts or restraints imposed by government authorities.
In such cases, Akaza reserves the right to transfer clients to an equivalent accommodation at its discretion; if an alternative apartment is not available Akaza will then return the pre-payment. Akaza will do its best to assist the client to find a suitable solution of alternative accommodation, but will by no means be held responsible to do so.

Akaza does not accept responsibility whatsoever for damage to, or theft from, or theft of, luggage and other personal belongings from the apartments.

Clients are responsible for any damage caused to the allocated rooms, furnishings, utensils and equipment in them by any act, omission, default or neglect of the clients, their guests or sub-contractors and will pay to Akaza the amount required to make good or remedy any such damage.

The damage deposit will be held until the amendment of damages has been rectified.
